Who this notice covers
This enquiry page is operated for Joleen Lye, a salesperson registered with the Council for Estate Agencies (CEA Registration Number R063291D), with Realstar Premier Group Private Limited (CEA Licence Number L3008563G). It lets you describe the kind of landed home you are looking for and, if you choose, send that description to Joleen through WhatsApp.

What this page asks for
Everything on this page is optional. You can send a message without answering any question, and you can edit or delete anything in the message box before you continue.
- Your preferences: what you are looking for, property types, an approximate maximum price, districts, any road or estate you name, whether you are open to suggestions, your priorities, a preferred school if you name one, multi-generation needs, and how flexible you are.
- Optional refinements: tenure, remaining lease, land or strata area, bedrooms, school and MRT distance preferences, commute destination and time, condition, parking, timing, features and topics you would like to discuss.
- How you would like Joleen to address you. This can be a first name, a nickname or left blank. It does not need to be your legal name.
- The message itself, which you can rewrite in full before you continue.
This page asks for an optional approximate maximum purchase price. It does not ask for a telephone number, an email address, an NRIC or passport number, nationality, bank or account details, financial documents or identification documents.
Where your answers are held while you use the page
Your answers are held in the page's temporary browser memory only, for as long as this tab is open. This page does not use cookies, does not write to browser storage such as localStorage or sessionStorage, and does not send your answers to any server. Reloading or closing the tab clears the page's copy of your answers, and the search starts again from the beginning.
This page's code does not set cookies or run analytics or tracking, so it does not display a cookie consent banner. Your consent to the enquiry is requested separately before you continue to WhatsApp. Hosting features and external services, including WhatsApp, may use cookies or other technologies and need to be assessed separately. If tracking is introduced, the privacy notice and any necessary consent controls must be reviewed before it is enabled.
Three things are outside what this page can clear. Anything you have already sent through WhatsApp stays in WhatsApp. Your browser keeps its own history, which may include the WhatsApp link that contains your message text, and may offer to remember what you typed through its own autofill feature. Cloudflare, the hosting provider, may keep ordinary access logs, such as the time of your visit and your device's internet address, under its own terms. See the Cloudflare Privacy Policy. These access logs are separate from your enquiry: the preferences and message you send to Joleen go to WhatsApp directly from your browser and are not submitted to Cloudflare.
What happens when you continue to WhatsApp
When you tick the consent box and press Continue to WhatsApp, the page places the text currently shown in the message box, exactly as you see it, into a WhatsApp link addressed to Joleen's number and opens it. Nothing is added to the message after you have reviewed it.
This passes your draft to WhatsApp before you press Send. WhatsApp, which is operated by Meta, receives the text of the draft at that point under its own privacy policy, whether or not you go on to send it. Review the draft in WhatsApp and press Send there only if you are happy to contact Joleen.
What Joleen receives
If you send the message, Joleen receives the message text together with the contact information WhatsApp makes available to a recipient. This normally includes the mobile number linked to your WhatsApp account and any profile name or photo you have set in WhatsApp. If you would prefer not to share those details, you can call Joleen instead of using WhatsApp.
How your enquiry is used
Joleen uses your message and your WhatsApp contact details to respond to this enquiry: to understand what you are looking for, to suggest homes that may suit you, to arrange viewings and to keep in touch about the enquiry. Your details are not used for unrelated marketing unless you agree to that separately. If you no longer want Joleen to use your details, tell her by WhatsApp or telephone and she will stop, subject to any record a registered salesperson is required to keep.
Enquiry details you share with Joleen are retained only for as long as needed to respond to your enquiry and meet applicable legal or business requirements. They are deleted or anonymised when no longer required. This applies to what you actually send to Joleen through WhatsApp. Answers you do not send never leave your browser and are cleared as described above.
External services
- WhatsApp (Meta) handles the message once you continue. Its own privacy policy applies.
- The reference links in the footer (OneMap, URA SPACE, MOE, PUB and data.gov.sg) open other organisations' websites in a new tab. This page does not send them any of your answers.
- The typefaces on this page are embedded in the page itself, so no font service is contacted when it loads.
- Cloudflare, the hosting provider, serves this page and may keep access logs. What it keeps, and for how long, is governed by the Cloudflare Privacy Policy rather than by this page. Cloudflare does not receive the enquiry you send to Joleen.
Your rights under the PDPA
Under Singapore's Personal Data Protection Act you may withdraw consent, ask what personal data Joleen holds about you and how it has been used in the past year, and ask for corrections. Contact Joleen on +65 8686 9040. She will respond as soon as practicable.
Changes to this notice
If the way this page works changes, this notice will be updated and the date at the top will change.

Everything needs verifying
Any home Joleen later suggests will need its availability, asking price, suitability and details, including tenure, land and floor areas, approved use and condition, verified through the usual documents and checks before you rely on them. Nothing on this page is a statement about a specific property.
Preferences, not guarantees
School distances, commute times, MRT proximity and requested features such as a lift, pool, extension or rebuild are recorded here as your preferences. They are not promises that a home meeting them exists, or that a particular feature is possible on a particular property. School priority distances are set by the Ministry of Education and should be checked with MOE. Whether a rebuild, addition or alteration is possible on any site depends on planning and building rules and needs confirmation with the relevant authorities.
Eligibility and approvals are separate checks
Buying landed residential property in Singapore can depend on your circumstances. Persons who are not Singapore citizens face restrictions on buying landed homes under the Residential Property Act and may need approval from the Singapore Land Authority. Stamp duties, including Additional Buyer's Stamp Duty, are set by IRAS and vary with your profile. Financing terms are set by your bank. Joleen can point you to the right authority or professional but does not give legal, tax, financing or valuation advice. These checks are your responsibility and are not carried out by this page.
What Joleen can help with
If you send an enquiry, Joleen may help you shortlist suitable homes and plan your viewings with you. All of this is subject to confirmation with you, to the availability of the homes and their owners, and to Joleen's own availability. Any transport between viewings is a practical arrangement to be discussed and confirmed separately for each viewing day. It is not an included benefit, and nothing on this page offers it as a reason to send a message or to engage Joleen.
Sending an enquiry does not commit you
Sending a message through this page does not reserve a property, does not create a paid engagement and does not commit you to work with Joleen or with anyone else. Whether you engage a salesperson, and on what terms, is a separate decision that would be recorded in writing.
Payments and refunds
This page takes no payments and holds no payment details. There is nothing to buy, book or subscribe to here, so no refund can arise from using it. Any fee or commission for estate agency work would be agreed separately and in writing before any work begins.
